Finance Options
Finance that fits the way you do business.
The product is only part of the decision. The structure, timing and commitments need to work for your business too. We help you look at the whole picture and work through the funding process.
Asset finance
Put equipment to work while potentially keeping cash available for trading.
Balance the deposit against working cash, and the repayment term against how long you expect to keep the equipment.
Hire purchase can lead to ownership; leasing gives use under agreed terms. Consider replacement or upgrade plans, early-exit costs and any final payment. Compare the total payable, not just the monthly figure.
Discuss the equipment’s role and replacement cycle with us, then shape the funding proposal around how your business will use it.
Keep in mind: Check maintenance and end-of-agreement obligations: flexibility depends on the contract. Financed equipment may be at risk if repayments are not maintained.
Let’s talkCommercial mortgages
Buy premises for the business or fund a commercial property investment.
The decision needs to leave enough cash for trading, not simply meet the purchase price.
Balance the deposit against working cash. Compare fixed or variable rates, term and early-repayment charges alongside affordable repayments. Budget for valuation, legal costs, taxes and building work.
We can start with the property, business finances and purchase timetable, helping shape the proposal and prepare the information for a funding discussion.
Keep in mind: Property may be repossessed if repayments are not maintained.
Let’s talkProperty Investment Finance
Acquire or refinance residential buy-to-let property, grow a landlord portfolio or explore releasing equity from existing investments.
Consider rental income, existing borrowing, ownership through a limited company or special purpose vehicle (SPV), and the costs of refinancing. HMOs and specialist landlord properties may need a different assessment.
We can discuss the property and wider portfolio, including your experience as a professional or portfolio landlord, to prepare a proposal around your plans.
Keep in mind: Rental income and valuations can change. Releasing equity increases borrowing. Property may be repossessed if repayments are not maintained.
Let’s talkInvoice finance
Keep wages, suppliers and trading costs moving while customers take time to pay.
This route depends on the invoices and customers, rather than simply the amount of cash needed.
Factoring usually includes collections; invoice discounting usually leaves them with you. Consider which invoices qualify, how much would be released, the charges and how customers would be involved. Reliance on one large customer can affect availability.
Work through your billing cycle and customer mix with us, including payment delays and growth, to shape a facility around the way you trade.
Keep in mind: You may remain responsible for unpaid invoices, depending on the agreement. Bad debt protection may be included or available separately, subject to exclusions; it does not automatically cover disputed invoices.
Let’s talkWorking capital & revolving credit
Cover the costs that arrive before income: stock, wages or the first stages of a new contract.
First distinguish a temporary gap from an ongoing cash shortage.
Fixed-term borrowing, including unsecured business loans, provides an agreed amount repaid over a set period. Revolving credit lets you borrow, repay and reuse funds within agreed limits. Unsecured loans are not secured against specific assets, but repayment obligations and other agreed terms still apply.
We can discuss the timing, purpose and repayment capacity, then help prepare the cash-flow picture. Borrowing may not solve an ongoing trading deficit.
Keep in mind: Interest, fees and borrowing limits affect cost and flexibility. Assets used as security can be at risk if borrowing is not repaid. Depending on the lender and transaction, additional security or guarantees may be requested. If you provide a personal guarantee, your personal assets could be at risk if the business cannot meet its obligations, subject to the guarantee's terms.
Let’s talkBridging finance
Complete a property purchase or cover a timing gap before a sale or longer-term finance.
The intended repayment route needs as much attention as the opportunity itself.
Compare the term, fees and legal and valuation costs. Rolled-up interest adds to the amount repaid at the end. Test what happens if a sale, works or refinancing takes longer than planned.
Discuss the property, deadline and repayment plan with us, including room for delays, so the proposal covers both the immediate purchase and intended next step.
Keep in mind: A sale or refinance is not guaranteed. Delays can increase costs, and secured property is at risk if borrowing is not repaid.
Let’s talkProperty development finance
Fund a building or redevelopment project from purchase through the work.
The budget and delivery plan need to account for when money is spent, not just the completed property’s expected value.
Consider your contribution, planning position, build costs and when funds would be released. Allow for monitoring requirements and costs, fees and contingency for overruns, and plan how borrowing will be repaid.
We can discuss the scheme, cash needed between stages and intended sale or refinance, helping organise the proposal and information needed to explore a facility.
Keep in mind: Delays can increase costs and affect further funding releases. Property used as security is at risk if borrowing is not repaid.
Let’s talkAcquisition finance
Buy another business while leaving room for integration and trading after completion.
Funding the price alone may leave the combined business short of working cash.
Consider your contribution, the purchase structure and any price paid for value beyond identifiable assets. Include existing liabilities, integration costs and cash after completion. Test whether combined earnings could cover repayments if trading slows.
Start with the deal and timetable. We can help organise the funding proposal and work through financing questions alongside your professional advisers.
Keep in mind: Funding discussions do not replace legal, tax or accounting advice. Assets used as security can be at risk if borrowing is not repaid.
Let’s talkTax & VAT Finance
Spread the cost of an upcoming VAT or Corporation Tax payment while keeping cash available for day-to-day business needs.
What might be worth exploring
Funding could help spread the cost of a VAT or Corporation Tax bill over an agreed period, rather than meeting the full payment from available cash at once. We can explore options that fit around the business's cash flow and existing commitments.
What to think about
We'd consider the payment amount, when it's due, the cost of borrowing and how repayments would fit alongside the business's normal expenditure.
How BCF can help
We can discuss the upcoming payment, understand its effect on your business and explore available funding options with you.
Start with the decisions behind each route. Availability and terms depend on lender assessment. If you’re still working out what you need, explore the business situations.
