Sound familiar?

We want to buy our premises.

Make room for the business, secure a longer-term base or weigh up buying instead of renting.

The situation

Your lease may be ending, space may be tight or a suitable building may have become available. Buying changes more than the rent bill: it affects the cash available for stock, people and the rest of the business.

What might be worth exploring

Funding may help you buy premises without meeting the whole purchase price from available cash. We would need to understand the building, your contribution, the purchase timetable and the repayments the business could manage while continuing to trade.

Could your pension be part of the purchase?

A SIPP or SSAS may be able to purchase commercial premises, using pension funds and potentially borrowing alongside them. The property would belong to the pension scheme, with the purchase subject to its rules and the relevant approvals.

Speak to your pension provider or scheme administrator about what your scheme permits, and a regulated financial adviser about whether it is suitable for you. This information is not pension or tax advice.

What to think about

Allow for the deposit, legal and valuation costs, taxes and building work. Consider how rate changes could affect repayments. Buying ties up cash, and property offered as security may be repossessed if repayments are not maintained.

How the conversation starts

Have you found a building, or are you weighing up buying? Tell us what you pay for premises now, what would change and when you would need to move.

Understanding your options

Every lender approaches funding differently. We'll explore the options available, including how the borrowing could be structured and whether any security or guarantees are needed. You'll know what's involved before making any decisions.
